For management, the greater of ten percent (10%) of gross collected rents
or seventy dollars ($70.00) minimum per month is charged to the owner.
For leasing/renting, fifty percent (50%)
of first month’s rent
of each new contract is charged to the owner. Advertising cost are excluded.

COMMERCIAL SERVICES
Comm'l Lease Application
Bluestar Properties' Commercial Division offers comprehensive services
which are custom tailored to meet the specific requirements of each client.
Some of the services we provide include:
Filling Vacancies
Our vacancy list is kept up to date for walk-in customers
to view. Bluestar will place “Space Available” signs on our management sign.
We will show available space to perspective tenants and provide a thorough credit check.
Rent Collection
Bluestar will collect rents in a timely manner, serve 3 Day Notices to Pay Rent or Move-out, serve 30 Day tenancy termination notices, serve rent increase notices, and oversee any evictions.
Maintenance
Bluestar will conduct weekly drive-by inspections of your property. We will meet with vendors to discuss
specific requirements and negotiate maintenance agreements. Our commercial department will Respond to
all tenant calls and arrange for any maintenance to be completed.
We will request authorization on any repairs over $250.00.
Bill Paying
All invoices will be entered into our computer system for a complete accounting of all funds. This could include, but is not limited to, mortgage payments,
vendor invoices, insurance bills, property taxes, and utility bills.
Move Outs
Bluestar will inspect your property when the tenant moves out and deduct allowable repair costs
from the tenant security deposit. We will also arrange for repairs to de done and reimburse the
security deposit balance within legal limits.
Statements
Commercial tenants will receive reminder statements monthly. Owners will receive copies of deposit slips and computerized monthly cash flow
reports with month and year-to-date totals.
Any concerns or changes will
be made at the Owners Request. Management fee will vary depending on
the Commercial
Property Owner’s requirements.

HOME OWNER ASSOCIATIONS
The following is a summary of what our team will do for you and your
investment, and the fees involved:
1. Over see all onsite personnel and offer guidance when needed
2. Do all the accounting for the property and produce monthly financials
for the Board.
3. Send out delinquency notices and file liens if needed.
4. Attend all board meetings, prepare
minutes & agendas,
and do quarterly visits to the property
5. Oversee all projects on the property and review all bid work
6. Plan and schedule the annual owner’s
meeting with the Board. Prepare and mail all notices and proxies.
7. Mail annual coupon books and return envelopes to owners for payments.
Management fee varies depending on size of association, but average
about $15 per door.

APARTMENT MANAGEMENT
The following is a summary of what our team will do for you and your
investment, and the fees involved.

12. Serving of 30 day, 60 day, and 3 Day Notices

14. Monthly Inspections
For management, the greater of eight percent (8%) of gross collected
rents or one hundred dollars ($100.00) minimum per month is charged to the owner. Prices are negotiable for apartment complexes greater than ten units.
For leasing/renting, thirty-five percent
(35%) of the first month’s
rent of each new contract. Advertising cost are excluded.
